8 Ways to Use ChatGPT for Your Real Estate Business

ChatGPT is a hyper-sophisticated artificial intelligence tool that can help you work smarter rather than harder. Whether it’s creating scripts for cold calling, sharpening your outbound communications, or strategizing email drip sequences, ChatGPT real estate strategies can help you stay a step ahead of the competition.

While there’s no replacement for content produced by a human with deep expertise and up-to-date knowledge, there are still some smart ways you can use ChatGPT to save time and grow your business.

What is ChatGPT?

When asked, ChatGPT describes itself like this: “I am artificial intelligence designed to understand natural language and generate human-like responses to various prompts and questions. My training data consists of a vast corpus of text from the internet, including books, articles, and websites, which allows me to draw on a wide range of knowledge and information to provide helpful and informative answers.”

In other words, it’s an easy-to-use, highly sophisticated chatbot that can answer your questions and provide useful content in a human-like tone (or at least a robot’s estimation of what a human sounds like).

8 ways you can use ChatGPT for real estate tasks

Just a quick warning: Content pulled directly from ChatGPT is more likely to harm your visibility online than it is to help you. Google frowns on purely AI-generated content, so it’s best to think of it as a tool for inspiration or research. With that in mind, here are some ideas for how to best use this tool.

1. Generating blog post ideas

Coming up with blog post topics can take quite a bit of time—and ChatGPT can help by providing you with a list of ideas. For the best results, be as specific as possible and include your intended audience (such as first-time homebuyers) and the location you’re targeting (such as Austin, TX).

Here’s an example of a strong prompt: “Give me 10 blog topic ideas about purchasing real estate in Austin, TX for first-time homebuyers.” Here’s the response we got when we used that prompt:

  • “The Ultimate Guide to First-Time Home Buying in Austin, TX: Tips and Strategies”
  • “Navigating Austin’s Real Estate Market: What First-Time Buyers Need to Know”
  • “Finding Your Dream Home: Must-Have Features for First-Time Buyers in Austin”
  • “Understanding Home Financing: Mortgage Options for First-Time Homebuyers in Austin”
  • “Exploring Austin Neighborhoods: Where to Buy Your First Home”
  • “Avoiding Common Pitfalls: Mistakes to Avoid as a First-Time Homebuyer in Austin”
  • “The Benefits of Buying vs. Renting in Austin: Is Now the Right Time?”
  • “Preparing for Homeownership: Steps to Take Before Buying Your First Home in Austin”
  • “Navigating the Austin Real Estate Market as a Millennial First-Time Homebuyer”
  • “The Role of a Real Estate Agent: How to Choose the Right Agent for Your First Home Purchase in Austin”

2. Writing email drip campaigns

Not only can ChatGPT create a sequence for a drip campaign, but it can also write a stellar first draft of marketing material. Here’s what we got when we prompted it: “Write a cold email to a real estate lead in Austin, TX who is a first-time homebuyer.”

Subject: Expert Guidance for Your First Home in Austin

With my market expertise and personalized approach, I can simplify your home search and ensure you find the perfect property. Let’s chat about your goals and how I can assist you. 3. Researching blog content

ChatGPT is trained on a wide variety of text that’s available to the general public, making it a useful tool for gathering information you can use in your content. For example, you could ask the chatbot, “What should I include in a blog post about tips for first-time homebuyers in Austin?” or “Write a blog post about first-time homebuying in Austin, TX.”

Again, you should be using the answers strictly as research rather than copying and pasting the content directly. This blog post from ChatGPT is a great starting point, but an agent would then need to edit, ensure accuracy, add in local color and details, and ensure the tone is appropriate to their brand.

Title: The Essential Guide to First-Time Home Buying in Austin, TX

Are you considering buying your first home in the vibrant city of Austin? As one of the fastest-growing cities in the country, Austin offers an exciting array of opportunities for first-time homebuyers. From its dynamic job market to its diverse neighborhoods and lively cultural scene, there’s no shortage of reasons to make Austin your home. Here’s a brief overview to help you navigate the process of buying your first home in this dynamic city:

  • Understand Your Financials: Before diving into the homebuying process, it’s essential to assess your finances. Calculate your budget, including down payment, closing costs, and monthly mortgage payments. Consider getting pre-approved for a mortgage to understand your purchasing power and streamline your home search.
  • Research Neighborhoods: Austin is known for its eclectic neighborhoods, each with its own unique charm and personality. Take the time to explore different areas, considering factors such as proximity to work, schools, amenities, and lifestyle preferences. There’s a neighborhood in Austin to suit every taste.
  • Work with a Local Real Estate Agent: Partnering with a knowledgeable real estate agent who specializes in the Austin market can be invaluable for first-time homebuyers. An experienced agent can guide you through the entire process, from identifying suitable properties to negotiating offers and navigating the closing process. They’ll offer expert advice, answer your questions, and advocate for your best interests every step of the way.
  • Be Prepared for Competition: Austin’s real estate market is competitive, with high demand and limited inventory driving up prices in many areas. As a first-time homebuyer, it’s essential to be prepared to act quickly when you find a property you love. Work closely with your real estate agent to craft strong offers and be flexible in your search criteria to increase your chances of success.
  • Stay Informed and Patient: Finally, remember that buying your first home is a significant milestone that requires careful consideration and patience. Stay informed about market trends, mortgage rates, and new listings, but don’t feel pressured to rush into a decision. Take your time to find the right home for your needs and budget, and trust that with persistence and the guidance of your real estate agent, you’ll soon be holding the keys to your dream home in Austin.

In conclusion, buying your first home in Austin, TX, is an exciting journey filled with opportunities and challenges. By working with a local real estate agent, you can navigate the process with confidence and find the perfect place to call home in this dynamic city.

4. Creating outlines for blogs and how-to guides

ChatGPT is also a great resource for creating general outlines of blog articles and how-to guides, including headings and subsections. Below you’ll see ChatGPT’s response to our prompt: “Create an outline for a blog post on the advantages of living in the North Loop neighborhood of Austin.”

  • Introduction
    • Introduction to the North Loop neighborhood of Austin, TX
    • Thesis statement: Exploring the unique advantages of living in North Loop
  • Location and Accessibility
    • Central location with easy access to highways and downtown Austin
    • Proximity to amenities like shops, restaurants, and entertainment venues
  • Eclectic Vibe and Culture
    • Vibrant atmosphere with a thriving arts scene and trendy eateries
    • Diversity in culinary options and cultural experiences
  • Affordability and Housing Options
    • Affordable housing compared to other Austin neighborhoods
    • Range of housing choices including apartments, bungalows, and duplexes
  • Conclusion
    • Summary of North Loop’s advantages
    • Encouragement for readers to consider North Loop as an ideal place to live in Austin.

5. Summarizing web pages to create meta descriptions

Meta descriptions are short, detailed text pieces describing the content of your pages that can improve your site’s SEO. They should summarize a page’s content in one or two sentences and total between 120 and 158 characters.

Fortunately, using ChatGPT to summarize web pages and create meta descriptions is not against Google’s guidelines. You can give ChatGPT a prompt like this: “Summarize this article in 140 characters: {article URL},” or “Create a meta description for that blog outline,” and it will handily provide a meta description. Here’s the meta description it created for our hypothetical North Loop article:

Explore North Loop, Austin: central, vibrant, affordable. Discover the perfect neighborhood with strong community spirit!

6. Composing compelling property descriptions

Input basic information about a property, such as the number of bedrooms, bathrooms, special features, and square footage, and ChatGPT can generate a detailed description that highlights the property’s best features and benefits.

As with many of the above uses, it’s important to note that you shouldn’t copy and paste this content directly, as it may contain inaccuracies (and it violates Google’s guidelines). Instead, use these descriptions as a starting point, edit the content to suit your brand voice, and check it against these tips for creating engaging property descriptions. Here’s an example of what we got by inputting some basic property information:

Step inside this beautifully reimagined 1930s home in North Hyde Park, perfect for entertaining. The main house boasts 4 bedrooms, 2 bathrooms, and a spacious open concept living/dining/kitchen area. Recent upgrades include refinished hardwood floors, fresh interior/exterior paint, and a new roof. The dream kitchen features granite counters, custom walnut cabinetry, and high-end appliances. Downstairs, two guest bedrooms share a stylish hall bath, while upstairs, the owner’s suite offers garden views, a luxurious bath, and a large walk-in closet. Enjoy the convenience of nearby Hyde Park amenities and easy access to bike lanes and bus routes. Zoned for Lee Elementary and minutes from UT and major employers, this home seamlessly blends historic charm with modern design for quintessential North Hyde Park living.

7. Double-checking communications

ChatGPT can review your outbound communications to be sure they are free of spelling and grammatical mistakes. It can also look for ways to tighten content, rework tired phrases, and make an email more compelling.

For example, you can paste in an email you’ve written, give a brief description of the intended audience, and ask ChatGPT to make the email more concise and professional or look for errors.

8. Brainstorming scripts

Cold calling or calling warm leads is now a lot simpler with the help of ChatGPT. While not perfect, ChatGPT can create solid, basic scripts that you can build on. After the basic prompt of a situation and asking for a script, continue to refine it by asking it to make it more polite, more professional, or focused on a different call to action.

Here is an example of a voicemail script for a potential seller lead:

Hi [Prospect’s Name], this is [Your Name] calling from [Your Real Estate Agency]. I hope you’re doing well! I received your inquiry about selling your home, and I’m excited to assist you. Please feel free to give me a call back at [Your Phone Number] whenever you have a moment. I look forward to connecting with you soon. Have a great day!”

Why ChatGPT can’t replace real estate agents

Like any tool, ChatGPT has its pros and cons. While there are benefits to using it to inspire content and streamline lead nurturing and generation, it’s also important to consider AI’s limitations and where it may be unreliable or unhelpful.

  • Lack of information or context: ChatGPT’s responses are generated based on the text it has been trained on, which means it may not always have access to all the information or context needed to properly answer a question. This can lead to inaccurate or incomplete responses.
  • Ambiguity or multiple interpretations: The same prompt may have multiple meanings or interpretations. Because ChatGPT may not always be able to distinguish between these interpretations, it can sometimes provide inaccurate responses.
  • Biases in training data: ChatGPT’s responses are only as good as the data it has been trained on. If that data contains biases or inaccuracies, it may generate responses that reflect those biases or inaccuracies.
  • Lack of common sense or experience: ChatGPT hasn’t been out in the real world like humans have, which can lead to inaccurate or nonsensical responses in certain situations.
  • Technical limitations: While ChatGPT is a highly advanced language model, it is still limited by the current state of natural language processing technology. As a result, it may not always be able to generate accurate responses, especially in more complex or nuanced scenarios.
  • Potentially out-of-date content: ChatGPT is currently only aware of training data up through 2022, so if your content needs to be more up-to-date or timely, the tool in its current form may not be useful.
  • May violate Google’s guidelines: AI content is detectable and violates Google’s guidelines if it is used to manipulate search rankings.
