“If they think you’re brokering them or trying to sell them something … they don’t want to be in that. I think really, they have to feel you’re looking out for them and care,” Breitenbach explained. “That famous person is a human being that just wants to be normal.”
He shared an anecdote from an NFL networking event that underscored this dynamic: “This … prominent NFL player is like, … ‘You guys want to be us on the field. We want to be you guys. We want to be in business. We want to be investing.’”
It’s a reminder that authenticity and mutual respect are the foundations of any relationship. But particularly for agents aspiring to enter the luxury real estate market, Breitenbach highlighted the critical role of referrals and preparation. Social media and digital networks have been game-changers for Breitenbach. Platforms like Instagram, TikTok, and YouTube enable him and his team to reach broader audiences and drive engagement in ways traditional methods cannot.
For example, Breitenbach noted an Instagram Reel of a property walkthrough can garner more views than a traditional listing platform in a fraction of the time. TikTok, in particular, has surprised Breitenbach with its effectiveness. “I made a simple market update using a green screen and some graphs, and it got 5,000 views,” he said. “There’s so much pop to digital media.”
Breitenbach advised real estate professionals to go beyond posting listings on social and experiment to figure out an authentic strategy for their brand. “Agents have so much value. You don’t have to be good at video. Just try it out … and find what works,” he said. “It’s less about how it looks — it’s way more about what you say. There’s so much stuff that brokers can talk about.”
