Zillow commands the largest audience of the named residential portals by a wide margin. Semrush estimated 227.88 million U.S. visits in June 2026, more than 2.7 times Realtor.com’s 81.95 million in the same dataset.

Traffic reality check

Zillow’s volume is unmatched among the named residential portals, and Semrush’s June 2026 estimate was still down 0.74% year over year. These are estimated visits rather than unique monthly visitors, and figures differ by measurement provider. Zillow says it connects Premier Agent partners with buyers every five seconds.

For agents

Many listings reach Zillow through MLS feeds, and Zillow also promotes direct brokerage feeds independent of MLS syndication, noting that listings can disappear if an MLS cuts its Zillow feed and the brokerage has no direct feed. Additional visibility comes through Zillow Premier Agent, a paid advertising program in which share of voice and availability affect routing. Once an agent accepts a live buyer connection, Zillow creates an initial 30-day My Agent relationship in which that agent appears as the buyer’s only agent on Zillow’s for-sale listings and relevant emails. Zillow reports that agents using Premier Agent close 60% more transactions on average than agents who don’t, which is a comparison rather than a demonstration of cause.

Considerations

3. Realtor.com: direct MLS connections at scale

Realtor.com is operated by Move, Inc., which licenses the REALTOR® trademark and the Realtor.com URL from the National Association of REALTORS®. NAR does not own Move and doesn’t determine Move’s products, pricing, or terms. Semrush estimated 81.95 million U.S. visits in June 2026, down 1.67% year over year. Separately, Realtor.com’s Comscore-based corporate reporting cites an average of 261 million monthly visits for January through March 2026, a different methodology that shouldn’t be set next to Semrush estimates as though the two measure the same thing.

Why data coverage matters

Realtor.com says it has direct connections to 800+ MLSs and updates property information every 15 minutes. Its own research database aggregates MLS-listed homes from hundreds of sources while noting that some markets have limited or partial coverage. Scale plus that disclosure is worth understanding before you tell a client any single portal is definitive.

Connections Plus pricing isn’t a single published rate. It moves with ZIP code and available lead inventory.

4. Redfin: technology-forward brokerage and portal

Redfin runs a consumer search portal and a full-service brokerage at the same time. Semrush estimated 58.04 million U.S. visits in June 2026, down 2.28% year over year. Rocket Companies agreed to acquire Redfin in March 2025 in a $1.75 billion all-stock transaction of equity value and completed the acquisition on July 1, 2025.

A different market position

Redfin employs its own agents, which means it operates as a brokerage alongside its consumer search platform.

Platform features

  • Two-minute listing refresh, advertised on Redfin’s Why Redfin page, compared with Realtor.com’s advertised 15-minute cadence
  • 3D walkthroughs and CubiCasa interactive floor plans where available
  • Neighborhood guides with school information and local detail
  • Employee-agent model with employee benefits and covered business expenses

Commission structure

Redfin currently advertises a 1% listing fee when a customer both sells and buys with Redfin within 365 days. A 2% listing fee generally applies when the customer only sells. Minimum commissions, market restrictions, and other terms apply, and any buy-side commission is separate.

Distribution nuance worth knowing

Redfin’s 2026 coverage of CRMLS documents a Limited Exposure Coming Soon option in which a listing stays in the MLS while the seller restricts broader internet syndication. Redfin also launched Early Access inventory that can appear before broad portal distribution. Neither fits the assumption that every listing automatically shows up everywhere.

Considerations

Portal exposure on Redfin isn’t sold as a standalone syndication product, so there’s no separate listing package to price against the others in this comparison.

5. Homes.com: CoStar’s residential challenger

CoStar Group acquired Homes.com in 2021 and has invested heavily in the platform since. Traffic trends depend on which source you read. Semrush estimated 32.23 million U.S. visits in June 2026, down 16.14% year over year. CoStar separately reported that organic traffic to Homes.com more than doubled year over year in every month of Q1 2026, with its Q1 earnings release citing a 119% organic-traffic increase. Different metrics, different methodologies, and they don’t collapse into one number.

The CoStar effect

Homes.com says it has invested more than $1 billion in marketing to grow its residential marketplace. CoStar also reports that the broader Homes.com Network averaged 108 million monthly unique visitors in 2025, though CoStar defines that network as Homes.com plus the Apartments Network and the Land Network, so it isn’t a Homes.com-domain figure.

Platform features

Agent programs

Homes.com separates Basic exposure, Listing Boost, and Membership. Membership is a one-year subscription, and Listing Boost is a one-time purchase whose price depends on the property’s price. Homes.com does advertise free basic listing of new-home communities, which is a builder and community product rather than a general agent listing offer.

Considerations

Homes.com publishes no universal Membership dollar amount on its current agent page, so the annual cost varies by what a given agent buys.

Neighborhood intelligence

Trulia’s Local Info feature currently offers map overlays for:

  • Schools, including ratings and boundary information
  • Crime, mapped at the neighborhood level
  • Local amenities in the surrounding area
  • Natural disasters and related risk context

Trulia listing pages also display commute-time estimates based on typical traffic conditions, provided by Transitland, and its product description highlights neighborhood reviews from people who know the area.

How it fits your strategy

Trulia positions itself around understanding homes and the neighborhoods around them. For agents whose clients weigh school assignment, local amenities, or community character, Trulia adds exposure inside a search experience organized around exactly those questions. It also pairs well with a neighborhood guide on your own site, where the same research keeps the reader with you.

How listings get there

Trulia says its listing data comes from brokers, agents, MLSs, and website vendors, with FSBO listings syndicated from Zillow. Zillow Group ownership isn’t itself the mechanism that determines whether your listing appears.

Trulia posted the second-steepest year-over-year decline in this comparison at 15.54%, per Semrush’s June 2026 estimates.

7. LoopNet: commercial real estate platform

CoStar describes LoopNet as the most visited commercial real estate marketplace, with roughly 13 million unique monthly visitors globally and about six times the traffic of its closest competitor. In Semrush’s June 2026 U.S. dataset, LoopNet was the one platform here showing growth, up 6.11% to 8.23 million visits.

Commercial focus

LoopNet serves a different buyer profile than the residential portals:

  • Investment property buyers seeking income-producing assets
  • Commercial tenants searching for office or retail space
  • Developers looking for land and development opportunities
  • Multifamily investors comparing apartment buildings

Listing costs

You can’t list a property on LoopNet for free. LoopNet’s official FAQ states that a property can be added to CoStar without charge, and unless it’s upgraded to paid LoopNet exposure it isn’t publicly searchable on LoopNet in the same way. LoopNet offers paid Silver, Gold, Platinum, and Diamond advertising packages, priced by location and package.

For residential agents
